Friends, clients, even neighbors often want to know, "Jill should I make my move now or hold off?"
Right now, Boca Raton and much of South Florida are in a firm buyer’s market. Months of supply are above 6, which means there is more inventory than buyers can absorb. In Boca specifically, we are seeing more choices than we have had in years.
Across Florida, overall housing supply is near historic highs. Inventory is up almost 400% from its low in 2022. That means buyers have more options, more negotiating power, and a better chance of finding the right home without feeling rushed.
Mortgage rates have also dipped from where they started the year. For example, a 30-year fixed loan that began 2025 around 7.07% is now closer to 6.57%. That difference could save you around $1,000 a month compared to eight months ago, or over $38,000 over the life of the loan.
Another factor is that we are in peak hurricane season for the next couple of months. Many buyers hold off during this time, which means fewer people are out shopping and sellers tend to get more motivated.
Put it all together: a buyer’s market, historic inventory, lower rates, and motivated sellers, and the scales are tipped heavily in your favor right now.
